AC Maintenance and Efficiency

Your air conditioner works hardest during the months you need it most, and it does that job by moving heat, pulling it out of your home and releasing it outside through the condenser coil. When that coil, along with filters, refrigerant charge, and electrical components, isn't kept clean and in proper condition, the whole system has to work harder to do the same job. That extra effort shows up directly on your electric bill, and over time it shortens the life of the equipment.

The condenser coil, the coil in your outdoor unit, is where the system releases the heat it collected from inside your home. Airflow across that coil is what makes heat transfer possible. When the coil is full with dirt, pollen, grass clippings, and debris, airflow is restricted and heat transfer suffers. The compressor has to run longer and work harder to reach the same cooling result, which drives up energy use and accelerates wear on the compressor itself, often the most expensive component in the system to replace.

• Cleaning the condenser coil and evaporator coil so heat transfer isn't restricted by dirt and debris

• Checking refrigerant charge and pressures, both low and overcharged systems reduce efficiency and can damage the compressor

• Inspecting electrical components, including the contactor and capacitor, for wear that can lead to a no-cool breakdown

• Replacing or cleaning air filters so airflow through the system isn't restricted

• Clearing the condensate drain line to prevent water backup and potential leaks

• Lubricating moving parts and checking the blower motor and fan for proper operation

• Verifying thermostat calibration and system cycling

• Replace or clean your air filter every 1-3 months (more often with pets or during heavy use)

• Keep at least 2 feet of clearance around the outdoor unit, trim back plants, grass clippings, and leaves

• Rinse visible debris off the outdoor coil with a garden hose (power off first) between professional cleanings

• Keep supply and return vents inside the house unobstructed by furniture or rugs

• Straighten bent coil fins carefully, or have a technician do it, since bent fins also restrict airflow

• Rising electric bills without a corresponding increase in usage

• Weak airflow from vents, or noticeably longer time to cool the house

• Ice forming on the indoor coil or refrigerant lines

• Frequent short-cycling. Turning on and off more often than usual

• Warm air coming from vents when the system is set to cool

• Unusual noises. Grinding, squealing, or rattling from the outdoor or indoor unit

• Once a year, ideally in spring before cooling season starts

• Twice a year (spring and fall) if your system also handles heating, or in regions with heavy pollen, dust, or coastal salt air

• Immediately if you notice any of the warning signs above
